California Land-Lot-Acreage Loans-Mortgages
Land or Lot loans are one of the hardest types of loans-mortgages to find in California. They are hard to find because in the eyes of lenders, they are the riskiest types of loans to make. Lenders do not what the property back and if they do foreclose on a property, they want to be able to sell it quick.
Lot Loans-Land Loans
We have high LTV-Low Down Lot loans for borrowers looking to acquire a lot to build on within two to five years. Generally speaking - Lot must be typical for the area. It is perferable to have utilties (Electricity, Gas, Water) to the lot to be built upon. Note: some areas have wells and propane gas which in many cases OK. On these types of loans credit requirements tend to be higher. We also have stated income available.
Land-Acreage Loans
These are loans that don't fit the lending guidelines of the lot loan program. Typically, we can't go over 50% of the value of the appraised value. Some times we can get exceptions to this depending upon where and how desirable the property is. The fees and costs associated with these types of loans are typically higher. Terms are for shorter periods of times.
