Our stated income loan programs are some of the most aggressive around in terms of rate, credit, LTV/CLTV and property types (Homes, Construction, Land, Commercial).   These programs allow you to "State" your income without the need for verification as long as the income stated makes sense to the underwriter in terms of the source of income/job/investments/etc.  These programs allow one to get a mortgage without all the income documentation associated with normal full income disclosure loan programs.

Self Employed Borrowers

These programs are great for self-employed borrowers who do not show enough reportable income on their tax returns.  Self employed borrower are qualified on their income based upon what they are showing at net income for the last two years.  These borrowers tend to right off alot of expenses which hurt them from qualifying on full income disclosure loan programs. 

W2 Employees and Retired Borrowers

They are also great for borrowers who don't want to hassle with all the paper work required on your full income disclosure loans (like FHA, VA, and Conforming).  Many of our programs allow W-2 employees and retired borrowers.  Our stated income loans allows a borrower to meet the "Debt-To-Income" ratio required for a higher price home than what they would normally qualify for.l 

State Income Loan Rates

On these loans, great rates usually start with a 680 score whether 100% purchase program.  The best rates are at the 720-740+ level.  We have programs for self-employed that go down to lower credit ratings and higher LTV's than most other lenders.
